Old Gas Furnace Or New Heat Pump?

My new rehab project (2 br, 800 sq ft,) has a natural gas floor furnace that hasn't been fired since spring of 1998.

I plan to sell this house as soon as fixed up. Here is my question.

Should I resuscitate this old furnace & just add AC in the attic (cheapest out, but potential trouble to savy buyer) or replace gas furnace with new ducts & add AC, or put in a heat pump.

Gas prices have been rising sharply in Richmond for three years, while electric has remained steady.

I know gas heat is more satisfying than heat pump, but heat pump may be less to operate.

Do you have any advice for me?

    2 main points to consider when thinking about changing any major thing on a property.

    One, what do the majority of the other properties in the area have? Gas or heatpump? You don't want yours to be an oddball of the bunch.

    Two, will it make a financial impact to the property? Will you be able to recover the costs of changing to a heatpump and/or will that make the property sell faster/slower for the area?

    Hi,

    We do alot of REI in Roanoke, VA, and all the props we have & done have heat pumps.

    What would I do? Heat pump.

    Fix what is existing. Dont spend any extra money and dont install A/C. Let the buyers do that. If they really complain about it, then you can agree to pay half or raise the price to cover. Negotiate, but
    don't give away the farm. Don't buy any
    appliances either!
