Just wanted to say hello to everyone. IAm 22, a recent grad from App State University. Just spent the past 3 weeks following a rehabber who does it for a living. Everyday from 7 till 4 i would follow him around and absorb it all. Can not wait till tommrow, when i give it a try. The biggst thing i learned was that you make your money when you buy. Look a the property, look at comps, and see your best possible selling price, then subtract for closing cost and a posible seller second and then subtract for your profit and thats your asking price. If anyone is from Winston salem, triad area i was wondering if you could tel me the price for subs is one the high or low end from a previous post from one of the members(cant find it quickly)? I was following the guy in Fayetteville , NC where labor is pretty cheap. New roof on top of the old one,(1300 sqft) was bout 2,500. Ripping off the old roof and putting on new one was about 3,500. Interior, exterior paint, carpet and vinyl was 6,000. I think tommorw iam gone call a bunch of sub and try to get a average. As well iam gone call real estate agents and ask for 3bed 2 bath forclosures that have been on the mls for at least 3 months(hopefully looking to dump them) anyone see any problem with my plan so far. have a great one

    man, once you get into it it can be tough, looked a few houses already, the hardest thing is not justifying in your head that you can cut corners or that you "think" it can sell fast so you can afford to buy it higher then you should,, let that be someone elses mistake.... a quick question,, anyone know what small brown spots on the ceiling might be, they dint apear to be water damge, not the big uneven darrkened spots that water causes but instead small brown sticky spots ont he roof, the houses smelled awful of dog, so it was hard to detect anykind of musty smell..
