Negotiating Advice???

hi all
im looking at a triplex is a rapidly growing area. i recently found it on my hunt for a good deal.. its asking price is $309,000 and it would easily appraise for $330-335 and that would be low. many repairs and updateshave been made on it recently. id really like to owner occupy this property i have someone interested in my current residence and i can easily get them to sign a year lease. how do i get the bank to loan to me as an owner occupant when there are currently tennants on lease in the building? one tennant might not be on a lease. might be going month to month. but if the tennant is on a lease will i be able to get the bank to loan me the cash as an owner occupant. i fully intend to move into one of the units as soon as one is available. any thoughts, tips? also i was considering using the selling agent as my agent. its leagal here where i live. in exchange i would ask her (the agent) to give me a half cut in commision instead of me using my regular agent. any ideas or comments would be helpful. thank you
