Need quick estimate on roof bowing and main beam replacement

Ruca65 profile photo

I have a question that I need some quick estimates on. I'm looking at a cape cod that I want to put a bid in on ASAP. There are few other repairs, but the roof is bowed and there is a crack in the main beam under the house. No serious floor problems inside. I am going to try to get a contractor out ASAP, but if someone could give me a ball park that'd be great. Underneath is small crawlspace. Attic is unfin. walk-up w/ 2x6 rafters. Oh. part of roof problem may be the a large (3' x 8') passthrough they put in the main bearing wall. This Cape is 40' long.

    Hi Ruca,

Any estimate that anyone would give
would be utterly useless without looking at the house. As a contractor and home inspector I get these questions all the time.........

I am writing you to let you know to check the plumbness of the exterior walls, when
roofs bow out as you described....it usually will effect other parts of the house
which inturn will raise the cost of repairs significantly.

Just food for thought before signing anything......you might want to have a qualified inspector as well as a structural engineer look at the house.

When I come across jobs like this I have no reservations about bringing in additional opinions....

    Good luck
