Need Help - How To Find Good Contractors In Florida.
I am starting out in buying and fixing properties in Florida. I need advice how to find honest and decent contractors and what questions to ask.
I would appreciate any help or suggestions you can share with me.

Start by going to the Members area and conducting a search.
It would cost you more money to have her purchase it from you. First you would be paying short term capital gains on the profits you make(Less than 366 Days). Second she will incur additional closing costs that you might not if you were to do a refi. Have you tried refiying the 2nd note? I am assuming you have 2 notes since you did 100%.
Maybe I missed something but I already have a second, so how would get a HELOC to pay off the 2nd and get some extra cash?

Why not go ahead and add her to the title now before you are married. Then refi it in her name only. You can be on the title and the mortgage without being on the actual note thus using her credit and not triggering capital gains.
