Need Good Remodeling Software

I am negoitiating on a foreclosure that i will rehab, and flip. Most repairs are strictly cosmetic, but it has a roof line that is not very appealing to the eye. i am looking for some software, that i would be able to download a picture, or enter dimensions of existing property, then alter roof line to my approval. Something that i can change colors, etc, so i can see a finished result before i start tearing into the roof. The property has a flat, hip type overhang roof, like the ones you see on older 4 and 8 plex apartments, over the second story of the home,then has a long stretch of flat roof that drops down about 4 ft lower over the first level & 3 plus stall garage, so the property is not symetrical when you look at it from the street, and makes the house look long and low, because of the flat roof. kind of looks like a boot? have some ideas to remedy problem, but would like to be able to see it on paper to find exactky what i like. property is still worth the time and effort, is a 3200 sqft home in an area of homes that support prices of 275,000 to over 500,000 plus for like sized properties. i will be able to purchase property for 186,000 plus i will spend 10000 on the interior and landscaping, thats if i don't pick up a hammer. so if i have to spend a little on roof, its justified in price.

    You will need to seek out structural software.

    This truly is not a wise rehab just because the roofline is not appealing to the eye.

    You will be changing the integrity of the structure.

    I would suggest you go down to the city planning and zoning office and speak to a city engineer about your project.

    The are of rehabbing is to do what is necessary and retail or wholesale out in the shortest period of time.

    I just purchased software from Costco that allows me to scan in a photo and try out all sorts of designs from landscaping, windows color and more. It was around $60
