Need contractor or not ?

Newbie here. First time poster. I have been reading/studing this site for a couple of weeks now. I want to get into rehabbing and a question has come up.

Do I need to use a licensed contractor for my rehabs or can I do the work myself ?

My father was a carpenter and I learned most of what I know from him. I am not a newbie when it comes to doing the work. I know how to do carpentry, plumbing, and electrical. I am able to do most jobs required and know my limitations.

The questions is, Is there some law or something that states I must have a licensed contractor do the work ?

    LimitedEd,

    Welcome to TCI!

You can do the work yourself to a certain extent. For example, if it's just cosmetic work (paint, carpet, etc.), then you should be fine. But, when it comes to electrical, then you should probably have a licensed and insured contractor to handle the work. Unless you know the county's standards, then leave it up to the experts. You can also check with your county zoning or building department.

    Hey,
It's good to know your limitations. We dont want ANYTHING coming back to bite you.
Where I'm from the homeowner can do anything to There home town hall will anwser all of those quetions without asking for an address. Here they will give you permits and inspect whatever you want to to. As the homeowner the inspectors are helpfull and like seeing the uglyer homes in town cared for. When it does go on the market they know everything is correct When you get another home in town they remember and are genrally receptive to your return

Please keep this in mind.. I don't know of anywhere in this country that an owner cannot do his/her own work.. Keep in mind if you are comfortable in doing it and want to do it.. Go right ahead.. Just make sure that you do the work correctly and if you need help.. get some!!! Now as to building codes, electrical codes, etc. If you feel that you have the tenacity and the knowledge to do it fine... Just make sure that you have your work checked and inspected by a professional... I used to do alot of that type of inspections for homeowners when we had our building company...

In some instances, you will have to draw a homeonwner's permit and get things inspected.. MAKE FRIENDS WITH YOUR LOCAL INSPECTORS!!! as they can make your life wonderful or very very miserable...

    Good Luck and Good Rehabbing...
