Hello T,
It is going to be a battle locating such a deal. Once you go above 4 uints you can no long use a private mortgage company to finance the deal. You have to use a commerical banker in order to secure the funding. Most commerical lenders limit their loans to around 75% LTV, if you get a loan officer that is creative then they may allow you to no-doc the remainer of the loan money. This way you can get the seller to carry back a second. Happy investing
