Moving A House To Another Piece Of Land! Need Advice

viterix profile photo

I have the opportunity to purchase a 3/1 house for 5k. I was thinking of purchasing a piece of land conventionally for 150k in a real upscale area here in Seattle and placing it there.

Does anyone have any experience in this type of rehab and can give me any adivice? Or even a cost structure that goes along with a project like this.

Thanks so much for all the help

Well I was peripherally (Joel: where is spell check when you really need it?) involved in one of these. Its not so much the cost of moving the house (which was only about $15,000 to $20,000) . The trick is the "extras". Every place a power line crosses the road it has to be removed by the utility co and replaced after your house has passed. Likewise with traffic lights and other overhead obstructions. In our case that added another $10,000 to the move and we only went a couple of miles.

Once had the offer of an historic 12 room mansion for free if I could only find a place to move it to. Since there were railroad underpasses a few blocks both east and west that sorta limited the options. Never did find a vacant lot big enough for the house within reasonable distance. I notice that they demolished it a few months back. How they ever got permission to do that with a house on the National Register I will never know.

Guess nobody else could figure out how/where to move it to either.

The ones I know that make money off these type are deals are the individuals who actually own the moving companies that will buy properties and move them.............and even then it depends on them locating a lot , how far they have to go, the logistics of dealing with the city and state to move it .......etc.

If you think you can find a "nice" neighborhood to move one of these properties then you will probably have a rude awakening by those in the neighborhood that would protest such an adventures.

As others have said, most of these homes have been neglected are worthless..................

With the growth we have in Raleigh, NC arewa, I see quite a few houses getting moved. I know a realtor who specializes in this. Having the contacts must be quite valuable.

I also see some of these homes taking forever to finish and sell sometimes. NC code says they must be "set" to code, and I think a lot of entrepreneurs have troulbe with compliance.

Back when CRE was uncommon I say a company move 10 homes that were almost new in order to accomodate a freeway change. They bought them for $3500 a piece and moved them a couple of miles for a killing!

Also, my roof might need to be replaced. If FHA flags it, will they let me add a 2nd layer or asphalt shingles myself, or will I have to hire a roofing contractor to pass inspection?
