What does wholesaling properties mean?
Wholesalers find property, usually ones that need work, at very low prices. They sell these properties, or assign their contracts, to rehabbers (the people who will fix up the houses) for a "wholesale" price. The rehabber then fixes up the place and either sells at retail, sells at a small discount to another investor, or rents out the place.
Perhaps an example will help. I have a wholesaler, Tim, who finds properties for me. I like houses in a certain part of town that cost me under $40,000 with rehab costs of 10-15k. The property must have enough of a spread (usually 30-40k) for me to make money.
Tim will buy a property or get a contract on one and usually charge me 4-5k. I then spend approximately 10k to fix it up then sell or refi and rent.
