Looking For My First Purchase...

Hello all, I'm 24 living in New Orleans and new to the property investment industry. When I say "new" I'm talking about 2 months and zero properties. I have been in the finance industry as a loan officer for about two years now, so I come with knowledge of the loan process. So far I have "looked" at about 70 properties, set-up my LLC, hooked up with a real-estate agent that will send me comps, hooked up with a title company to send me the closing costs, walked thru a few properties to analyze cost of rehab, set some financial goals, got approved for the financing and I think I'm ready to start making offers... Is there any advice you guys would offer to make things go smoothly????

Also, I found this site searching for inforamtion about estimating cost of rehab... Just wanted to say, I have learned a lot just in the past 3 hours I have been reading. Thanks in advance..

    I couldn't tell you the first thing about expanding or declining markets, besides what my basic business sense would tell me. What do I need to do? Search sale prices over the past 2 years? What gives me this information>?
