Lead paint

I have a deal I am looking into. The seller is another investor just flipping the property. He said he can manage the rehab and charge only 5k. The rowhouse has a brick exterior but the interior has lead paint. Is his proposed budjet really true or does he want to trick me into getting the proprety?

    My question is... in a small 3 bedroom rowhouse, about how much would it cost to hire someone to get rid of the lead-based paint?

    As An EX Abatement contractor. You would be wise to check the lead standard
    for you city!Only certified Lead removal contractors can do lead! If your citys air management gets in the picture big $$$$$$$$$$$$$$$$$$ need i say more

    5k doesnt sound bad for abatement. but it sounds like he will charge you 5K in addition to the cost of abatement. (usually my rule of thumb for a gen to manage my rehab is that they will charge 20% over labor and material costs--so for 5K the prop should need at least 25K rehab) what other work needs to be done, is the real question though.
    fyi-you are usually better off encapsulating LBP by laminating sheetrock over it or using an approve LBP encapsulating paint. elimiunating LBP can usually be a costly and troublesome venture. of course your juridiction may have more say in how they want you do deal with it than mine does.
    at very least, i would get an additional bid from 1 or 2 more general contractors for the rehab work.
