Read and talk. Call people in the industry and pick their brain, read the forum postings and every real estate book in the library (for free), then decide on your strategy, form a business plan and dig harder into your research.

Find your niche and read as much information as possible.
This site has some excellent advice in various paths of RE.
Don't get caught up in buying every book and method under the sun when many of your questions can be answered here for FREE. (smile)
