Include Appliances?
My next project will be converting a 3/1 doble back into a 5 bedroom SFR. ARV will be approx. 85k, middle class neighborhood.
Question:
Is it worth the money to include appliances? Entry level refrig, dishwasher, and stove should cost about $1500 combined. Will I get my money back upon sale or should I just sell it without appliances?

I would sell it with used appliances. Many people in an 85k house can not afford to buy appliances. My used appliance guy could deliever and setup a refrig dishwasher and stove for about $700.
I put in good used appliances unless I am looking for a carrot. I may even include a washer and dryer in that case

Thanks for the input. A used appliance dealer in the area quoted me $650 for a used fridge, used gas range, and new dishwasher.
