How Do I Find A General Contractor Outside My Area
i have wholesalers sending me rehab deals throughout florida. i am in fort lauderdale. i need to know how i can find general contractors to supervise the work in the different counties that propertie are available and what should you pay a general contractor. i also need to know how to pay for thier supplies at home depot. do you get credit for a few thousand dollars and then add more once you verified the work? i would appreciate some help on this issue. :-?
Generally you work all that out with the contractor. I am a GC and we do the jobs various ways - range from our crews doing to whole project or us providing labor and supervision only or just supervision.
The prices depend on the area - I know supervision is costly when we do it as we take responisbility for the whole job yet someone else provides materials and labour so quality control is limited.
If you want the contractor to provide labor and supervision - you can agree on the draws (dispensation of money). You can break the project into sections - like 10% when drywall finished, 10% when bathrooms completed, etc.
One caution: NEVER but NEVER pay the final payment until the job has passed inspection. Put that in the contract please. I cannot tell you how many jobs we have to go and correct after some other contractor has been paid, the job failed inspection and the clients cannot get the contractor to return to do the repairs.
