House Demolition

We are looking at getting a home that is 100 years old, with another adobe brick home that is livible on the same lot. It is in a small town in wyoming, and I am wanting to know the cost of tearing down the house, and building a garage and patio. Much of the old house will be stripped and sold such as the fixtures and lights and leaded glass windows. Can anyone help with an approximate cost for demolition only?

    You have my condolences!!

    We bought one five years ago that was being held up by the sheet rock. Studs were termite crap! While we were cleaning out the basement we found 3 brown gallon jugs of cloradane (sp?). Traded them to the termite guy for some of the treatment. Guess the former owners had stocked up on ammo but lost the war.

    Bet that attic was warm & toasty in the summer!

    Of well, still doubled our money in 3 years.

    If you had the place inspected by a licensed termite inspector and they missed it, you can go back to them for the repairs in some states.

    Unfortunately our termite reports in Va are so full of disclaimers unless the termites are sitting at the kitchen table drinking beer with the inspector and we take their picture, the inspector has an out.

    At my last CE (continued education) class for home inspectors, we had a guy who came up from Florida to take his CE class here in order to keep his NC licensed valid.

    He was telling us that he is making a killing doing inspections.

    He low balls everybody and does about 25 inspections a week.....roughly 5 a day he said. He charges about $200.00 per inspection...........knock them out in about 1 hour or so.
    (My average job will have 4 - 6 hours in it....2000 sq ft and smaller)

    He was bragging about how much money he made.
    We told him he was a poor excuse for an inspector but he didnt care.............his justification is that people get what they pay for.

    I hate guys like him but at the same time, I cant count the number of times that people will tell me 300 is high........and will hire the fast food inspector at 175 - 200.

    By the way, how much did you pay for his services?
    Does the inspector have insurance?

    That house was $350. He supposedly has 20 plus years of experience. Yeah right!!
    After the termite treatments I plan to rebuild the place one side at a time and replace all the wall studs with metal.
    With one thing and another the week was really sucking - lol. But today I got approved for several Business lines of credit and some Business Credit cards so I keep smiling - yeah baby!
