has any one rehabed a home with boiler heat?i need advice on how much should the recirculator hot water heaters registers should cost. also should you convert it to a regular furnace system this is my first rehab and i have alot of plumbing problems that i could not see until i had the water turned on. confused

    it looks like inoperable shutters on the side of the window.

    I got rid of this on my house and replaced it w/ windows trim moulding made of foam. cheap to buy and install. then I accent them w/ a trim color.

    Go to a better paint store and look at the 2 and 3 color paint schemes they suggest.

    How about wrought iron or some sort of trim/fence around the porch.

    Okay, I drove by this house and it looks pretty good when compared to the rest of the neighborhood. The siding looked fine and only needs a good coat of paint. Pure white may be a bit strong for the neighborhood and would require sevaral coats of primer. Any paint or home improvement store can give you color combinations to work with. A light tan on the body with a mid brown on the pillars and trim would really pop on that house.

    The landscaping looks fine for the neighborhood. General clean up, minor planting, and lots of mulch.

    In a prior, and now deleted message, you mentioned your purchase price and possible resale price. Please, take a good hard look at that FMV for that neighborhood as you numbers seemed more than a bit high. There are a couple places on Bob Bettis going for less than your projections. Also, do not use comps for the houses that are on Bob Bettis but on the other side of Piedmont. The do not compare. Also make sure you are not comparing to anything on the other side of Morgan Road or anything in the Lansdowne SD as they are in different schools. Stay within that SD to get an accurate picture.

    And let me correct something. I did not mean to sound like I was trying to drum up business. I was only trying to help, even if that only means having another set of eyes looking at the house or the numbers. And for the record I can receive but not read private messages.

    I use mls, direct mail, newspaper etc.

    Generally the direct mail is necessary in whatever market you are in and is the easiest to put in place.

    I have started sending .50 cent and 1$ coins out in my mailings to improve the response rate from NOD recipients..

    I put an ad in the paper and hired a very smart, well educated, computer literate, ex-professional, currently a stay at home mother, for $10 a hour. For the $20,000 or so a year it costs me, I will probably do an extra 10 deals a year and get my days relatively free. And there is more, she manages my 17 rental properties and she prints and mails my letters.

    In the morning before work I copy the TODO list I sent her yesterday into a new email message. I compare it with the update email that she sends me at the end of the day and I update the list. Anything newly added or urgent is in BOLD.

    I maintain three workbooks that she and I both have a copy of (1) properties (2) contractors (3) rental properties. Everything I know about a property (that I own or am trying to short sell) is in the property workbook - one worksheet per property. Contracts has about 400 entries by trade of names and phone numbers. Rental workbook has the property, tenants contact info, lease sign and expire date, last inspection date, etc for each property.

    All faxes come through efax to her and my email - so we both see all incoming faxes. I bought her a all in one and a great laser printer for the home. And I pay for a business cell phone for her.

    Yes every night I still go to the various houses until about 8:00pm at night. And then every weekend I spend probably 12 hours. But, I am currently rehabbing 3 houses, short selling 1, and have 4 for sale.

    Thanks all for your input, as they all have been encouraging words.

    As I mentioned, I will be in similar shoes as soon as I take on my first project which hopefully will be just around the corner.

    Are you sure those are the right numbers? When this has happened that I know about, the connect fee was about $1500.
