Are you asking too much for hte property? Generally this is why they don't sell fast. Also, have you tried offering the progams through Hart and Nehemiah that allow a seller to sell to a buyer no money down with conventional/FHA financing? Jeffrey Adam had a good post on this and that is where I learned of it..

if you are not getting any interest it can only be 2 things......price to high or curb appeal.......kenmax

Thank you for the input! I have seriously been thinking about the rental thing with this house because it is located in a up and coming area. It might be to my advantge to hold on to it for a bit. Is there an average of how much you should clear a month on rental? Since I am new to this I would like to know which realestate books or "system" is the best to read? Keeping in mind I am working this in Pa. Thank you all again.

you should look at lease/option or maybe owner fin. {all or part of the balance} this could generate some interest for buyers.......kenmax
