Help!!! How Do I Find A Good Contractor?

This is my first REI deal and everything has gone smoothly thus far. What I'm dreading is finding a good contractor to do all the work. gut/remodel kitchen, remodel bath, refinish hardwood floors, window replacements, plumbing, electric, and add AC. Any words of wisdom would be greatly appreciated or advise on any local DC area contractors would be helpful!!! Thank you !

    Even with a general contractor we still stand to net a good deal of profit. We got the home for a great price even if it needs a lot of work.

    I'm not trying to argue with you, but that last statement usually gets filed under : "Famous last words", hindsight will be 20/20.

    Like I said, I would like to see the net sheet when this is all done.

    Correct...correct.
    The property is usually over valued in the investors mind as well as under estimated on the rehab costs. Bottom line, try to find a handyman for the majority of this work. Then get your plumber, electrician and HVAC man (find a moonlighter if possiblefor these) for the rest. You will save a lot of money this way. A GC (unless he is your brother or best friend) will eat you alive dollar wise, on this type of project. Be smart, don't rely on one man to make or break your venture. Far too often, you will get taken for a ride. I speak from many years of professional experience in this field.

    Finding a good contractor is VERY difficult. Even the good ones can get lazy unless you are on top of them ALL the time.
    You may have some success subcontracting yourself. Visit construction sites and get the names/numbers of the plumbers, drywallers, etc that are working there. You can check out their work at the same time.
    A lot of firemen do part time work as painters. Call or visit your local fire station and just ask if they know any painters.
