Getting An Estimate To Convert An Attic?

I am looking at a house that has an attic that would be ideal to convert into a master bedroom with bath. Besides a contractor, what professionals do I need to get an estimate?
Any other info is appreciated.

    First fo check with the building department and see if it is allowed and what they would require.
    Then also talk to a real estate agent to get an idea of whether the conversion would help increase the property value. Also, plumber, possibly electrician, heating/cooling contractor.

    Can the 1st floor support the additional loan of the converted attic?
