From Master Meter To Individual?

Karpukh profile photo

I am considering a purchase of 66-unit complex. It has a master meter: owner pays electricity and gas. How do I figure out feasibility of changing to individual meters? The highest monthly utilities bill they show: Gas - $1,200, Electric - $5,900 (with only 60% occupancy).
Hope I‘m at the right forum for this question.

I would call a plumbing contractor with a big enough crew to tackle to work and see if it is easy enough to hook up new meters or if they would have to cut into walls to access piping. If that was the case you would be better off finding a general contractor to give some ballpark estimates.

I would also call the utility (PG&E?), get an engineer to come out for free and see who owns what. They have specification for where and how the meters are placed. I have had PG&E install piping on my property up to the meter either free or at cost. Piping from the meter to the units would be on you. Good luck, tell us what happens.
