First Steps In Rehabbing

I am about to enter the rehab industry and would like to know what is the first step I take after I finda property. Also, I have been talking to a few GC's do I hire an architect or let the general contractor come up with the ideas for the home.
What types of rehabs are you going to be doing? Total structural, gut the house, start all over, or just a general paint up, clean up type deal? If it's just a paint up, clean up type deal, and it's your first one, get a realtor that sells in that area where the house is, to look it over, and give you some ideas as to what it would need to sell in that area. I wouldn't suggest, unles you've a lot of experience, to take on a full structural replacement as a first attempt. It can get NASTY!
what I wanted to do is give the house a "make over" and maybe add a room do the landscaping over etc.
