Fire Damage

Has anybody ever delt with a property that has had fire damage? Does the town have to inspect it before and after the work is done? Is this a big mess and something that can open a can of worms? Assuming it is only like one room that was burned.

Any help would be great. Thanks

Ryan, I am a contractor and I am currently workng on a house that partially burned. You will always have inspections if you are pulling permits for the work you are doing. I would say before, during and after. Where I am from, once you pull the permit, they make you update anything in the house that does not meet code. Even if it is not something that was damaged by the fire. For example, here they will make you update electrical service and hard wire smoke detectors. I personally would not consider it too big of a mess. There are many people though who want to deal with the towns a little as possible. As a side note, I just put in my first bid for a rehab property today. Good luck to you.

Now you guys talk about the permits. I have heard of people getting permits to do work but i thought that was mostly like additions and whatnot. do i really need a permit or is it just a way for the town to try to make money. I can just do work on the house if i want to right? i guess i could make another whole post about this but i dont now how complex they are. i have dont some work on houses and never had or even tried to get a permit.

    thanks, Ryan
