Fire damage

has anyone ever rehabbed a fire damaged property?? If so was it worth the effort?? There is a house with fire damage in my neighborhood, obviously it will need a new roof and windows, I havent gotten a chance to look at it closely, but if fire damage isn't worth it I don't want to waste my time.

    I have done some fire restoration cleaning and although the fire was not extensive the clean up and restoration was. Not sure if that helps but I know there are so many things involved when it comes to fires. Good Luck

    Fire damage is going to vary, so a lot depends on how bad the fire was. The first house I bought was fire damaged. A fire had started in the basement. The house looked and smelled like a disaster. BUT the damage was all minor. A few burned, charred joists, burned furniture and carpet. The rest of the house has smoke damage, but that was it.

    I think everyone else was scared off. I bought $100k for $28k, plus $10k in repairs (I did a lot more than was required).

    I would buy another one tomorrow.

    Bottom line is have someone look at it and get an estimate on repairs; it maybe not be as bad as you think.

    Thanks for sharing this because I saw an ad of a property in my area that is a duplex and one of them is fire damage. I am not sure how much damage. The owner wants to sell it for $10,000 discount or $500 down and $150 in owner financing. I shared this before and someone didn't believe and said it was a joke and I shouldn't mess with it. I am still interested in taking a look. What steps should I do if he wants owner financing. He said the title is free and clear but I still want to research it. When doing owner financing do you still do title search?

    Still should get title search and title insurance. I had a small fire at one of my rentals. I estimated 2k in repairs. My insurance company was great and estimated 40 k. Because sometimes you get the smoke smell out but the only way to guarantee it is to strip down to bare studs and seal with a primer. Then replace everthing including the bath tub, ductwork, circut breaker box everything. this was a chair that caught on fire with someone home. I would only consider the value to be as if it was stripped out minus demo work. Found out even a toliet is a little porous and will hold odor. All of this was the insurance companys idea and I guess they would not do unless they had to.
