That one's easy. Look in the newspaper and call up the 'WE BUY HOUSES" people advertising there. I did and asked them if they could refer me to any hard money lenders (Jean Meadows with www.eloandealer.com has access to conventional AND hard money lenders; I mention her because I found her here on TCI). I also asked them if they would be interested in a call from me if I came across any wholesale properties I want to sell. The response was positive.

I do have a list now of people but I like to hear how other people go about making there list up.

I have been doing very good in my market but right now I have more then I can handle and I am looking at selling off some of my units to concontrait on a bigger project. I have listed some of the units here on TCI but it really dont generate alot of leads for me.

Keep asking. I'm sure you will come up with a good list. I am not in your area but I have a hard time finding wholesalers to buy enough rehabs from!!!

See if you have a local RE investment club.

Out where I am there is a large club with active membership. There is a meeting about once a week. People can present deals and you will many times get more then one person in the audience interested (minor bidding wars).

If the deal is really good investors will recognize it and jump on it quickly. If it is only so-so then you will find that you cannot move them that quickly and you need investors who are not very active (more money then time so they will pay a bit more to save the time)
