What is your best resource for finding properties to rehab? Also are they typically foreclosures.

    They have their purposes.

    You might look to uncle sam for your financing w/ a 203k (?) loan or some SBA money (Builders CAPLine)

    the 203 allows the rehab costs to a max to be buried in the loan.

    the Capline is tough to get info on, but they will basically allow you to use it as a line of credit.

    Thanks for the replys guys, have any of you used these private lenders? I looked into some of them and they usually charge around 12%. If I decide to go with one of theses guys will it boost my credit?

    I’ve seen smokers use a water and vinegar mixture cooking on the stove and slowly evaporating gets a lot of the smell out. Though I think this smells terrible, it seems to work.

    Also, if there is any carpet, that should go. It holds all types of smells.

    I have rehabbed several fire damaged houses and had great success with the removal of the smoke odor.
    YOu must remove all the soft material, this means carpet, pad, furnature, rugs etc.
    THen you need to seal the walls, and ceiling and in many cases the floor. I use oil based Kilz for this and it works very well.
    I personally believe in ozone generators and have used them in the past to great effect with pet and urine odors. I also saw a smoke filled room clear in less than a minute when the generator was turned on, amazing!
