Digging Out The Basement

I m in a market where a fully rehabbed 2/2 townhouse with an unfinished basement can go for 240K. If I dig out the basement, pour concrete and turn it into another bedroom, what do you all think that would add to the price?

    Rehab hit the nail on the head from the financial standpoint.............at the same time I felt it important to point out that taking full basements and remodeling them for sleeping quarters is a big No - No.

    Sleeping quarters must have a means of egress other then the entry door to the bedroom. If you have a "day basement " then may be able to do such as long as window size and height meet safety standards.

    I have inspected a few homes that were upon a crawl space built upon a "day basement" lot. Depending on the design of the upper floor........such homes can be converted for addtional square footage....................but most people do not build a house upon an 8 foot crawl space.

    I agree with Rehab and Yank, except....

    Come to Wake County and I will show you MANY older and newer houses built with 10-12-14 foot crawlspaces.
    I was in one a few years ago that the owner had left a 14 foot wood ladder in for maintenance purposes....
    Boggles my mind.

    I have seen a few of such crawl spaces.....................I dont know what you pay for concrete but for $2.00 a sq. ft., I can turn those crawls into a basement.
