Cost Of Re-converting Garage ?!
Howdy,
I am looking at a property (asking price $130K) in a decent neighbourhood. However, there are two issues:
(1) There are lots of 2-storey SFR's and 1-storey duplexes in the neighbourhood, while this property is a 1-storey SFR. How does that affect value?
(2) The owners seem to have converted the 1 car garage into a homeoffice with partition & storage space. How much would it cost to reconvert to a garage?
Sq.footage is approx. 2100 and fairly decent condition (cosmetic fixing, some stains on walls, some shingles damaged, maybe cat piss smell on carpet (don't know since I have never had a pet before but this was the realtor's take on the smell !!).
Trying to justify an offer of around $55K to $70K. The house has been on the market for nearly 6 months.
