I know that costs vary around the country. I am in the northeast but does anyone have an idea of what a garage addition [e.g.26x26'] with a bonus room above would cost. Even a range would be helpful. Thanks!
You need to get estimates from local contractors in your area.
Asking people on this site what how much would "such and such cost" is like asking a car saleman how much does a 4 door sedan cost...........depends on what you want on it.
If you do contact any contractors in your local area then I suggest you be more detailed about what you are looking at, preferrably having some plans in hand plus letting them know what your budget is..........other wise you are wasting your time as well as his.
a simple 2 car stand alone garage without electric will cost about 5k in materials including a good concrete foundation, double that if you will have someone else build it for you.
The bonus room is a little more complicated - you may want to go to a local lumber yard and ask them for some garage plans and see if you find something you like - let them price it out for you and there you go.

Comparable homes in the area all have garages and a higher GLA.

I have over 7000 dollars in the foundation alone, and this is a garage that is 27x26.
Why so high........when the footers were dug, the soil compaction did not meet code.
(yes i pulled a permit as required by law)

Of the 2 acres I am sitting on......this is the only location on my lot in which I could put the garage in order to meet the health department and zoning requirements.
Don't forget other costs.... plans and specs, permits, etc....
code will come into play.. it's doubtful you can have a garage without electic saftey lights, etc. If the room above the garage is to be habitable space, fire code comes into play.

Arlington is pretty high end. He told me if the home was in an more moderately priced area then I could anticipate paying $12 - $15 per sq. foot.
My father was a GC for close to 40 years and he always said to figure at least $20 per sq ft. That's pretty much the going rate around these parts still fwiw.
It's the game room that's the killer. Sounds like "conditioned" space to me: insulation, drywall, windows, flooring, doors/hdw, paint, HVAC, electrical.
I am sure that it would not be less than 40K and may be 60K + depending on finish schedule and what is required to tie in.

I would like Monkfish to send me his contractor I don't think I could get the materials on an addition for $20 a foot. I woud figure 65-100 a foot for an addition. with less for the garage part that was uninsulated. A tract home that is basic low low end is about $35 my cost for materials and no labor.

I just built a 22’ X32’ garage (3 car) myself (no labor costs) for $8600.
The construction was 2X4 - 2’ on center, unfinished interior, not insulated, no electric, no plumbing. 5.5” concrete slab with frost footings, and with an additional 15’ X32’ concrete apron. I used a standard double and single garaged door, a 36” service door, and five single pain 3’ windows. It was sided in vinyl siding and roofed with 30 year asphalt shingles at a 4-12 pitch.
In my area, the total cost of this if hired by a contractor would have been $15,200. I am certain in your area, it would be much more. And, if you are talking about a ‘bonus’ room, I assume you are talking about a second level? Are you wanting it heated, plumbed, finished, etc…lot of unknowns here.

sorry i said i paid them. i cost ahellofa lot more and its not by the hour. if i came to nc to work , you couldn't afford me, hell i couldn't afford me....lol nc is beauitful this time of the year i hike in the smokies from now till about april {love the snow, the more the better}.........km
