Yahoo provides data regarding home sales from a year or two ago. Go to ****Must Reach Senior Investor status before posting URL's***, choose "real estate", then scroll down under "neighborhood research" (left side options) and select "What's my home worth." Type in the address of the property you are researching and recent sales based on proximity pops up. Sometimes, your exact address doesn't come up, so you'll need to try a few other addresses on the block, but you should eventually get some reliable comps. I know it's accurate because my home and neighbors' prices and addresses popped up. Try it with your area to test it's reliability.
My M.O. is to get driving directions to the property via Mapquest or Mapblast, then use the yahoo site to get comp values. If I have trouble getting data, I zoom in the Mapquest map and guess other addresses from the cross street. A little investigative work, but it usually yields good data.
A more work intensive solution would be to take a trip to your county courthouse and go to the deed & property titles database or information window. Nose around the public records and you'll get your info. I'd only do this for properties you're seriously pursuing.
I have access to Dataquick. Although I am on the West Coast I can still do comps in many states. So perhaps you could locate someone in your neck of the woods with Dataquick access.
I have found a fairly reliable source on line. But you will have to email me privately - I can't recommend websites yet. I know it is reliable because I placed my own address and a few friends to see if it accurately listed the selling price of our houses. Everything checked out so you might want to give it a try if you are looking for quick comps.
You could ask a local broker but, over time (unless he or she is your mother) that "free" arrangement wears thin. They need to be servicing customers that are revenue related - not information based.
