Boy Do I Need Advice!

During rehab there was a water leak. Although everything was allowed to dry before flooring was replaced it now seems that there is a mold issue in garage ceiling(under the kitchen/3stories). I was going to have an independant mold inspection(does not do the remediation). But now i know that the very least I will have to replace a large section of drywall on ceiling of garage, remove laminate floor in kitchen and replace with tile. My qestion is should I do this work before the mold inspection therby limiting the chance they would find a problem or have the inspection at the risk of having to do much more than just this. I feel that if the drywall were replaced it would no longer be an issue but who knows. I just want to sell the damn thing and be done with it.

    I think your suspicous are right, you will look like a bottom feeder or a pain in the a$$ clone newbie of 1 of 1000 others.

    It really is know different than any other social situation. Could you expect to go up to a stranger and ask to borrow $1000 and have much success? Or would you have better success going up to somebody you have gotten to know for 2 years and ask them for a $1000?

    Spend some time getting to know people and getting them to know you, find out who is who and let people know who you are, then like every other social situation in life, things will work out over time.

    I would say the best way to find and work with a good (or great mentor) is to BRING DEALS to the table... If you have deals to bring to an exerienced investor, he/she will see that you are a value to him/her...
