Baltimore Rehab Cost

New and working in Baltimore. I have a small property that needs some cosmetic work. New paint, new carpet, new vinyl, new kitchen cabinets and tile work in the bathroom. The place is about 1,000 sf with 2 BR’s and one bath. I plan to flip, but I need to get an idea of the cost to do this work. Anyone have idea or experience? I figured no more than 10k, but I’m very unsure.

    It depends:

    Are you doing it yourself?

    If so, from the work you've described, it should definitely cost less than $10K.

    If you hire out, that's a different story. But even still, I can't see it costing more than $10K.

    I recently rehabbed a unit for roughly $10K, which included brand new kitchen (cabinets, vinyl tile, formica countertops, sheetrock, paint, faucet, plumbing, electrical, alcove and crown moldings, etc.), refinished hardwood floors, new bathroom vanity and medicine cabinet, every wall stripped of wallpaper, patched up and repainted, new lighting fixtures in every room, and I'm sure there are a few minor things I've left out.

    But I did almost everything myself. The plumbing was done by a friend.

    I'm also in Montgomery County, but used to live in Baltimore. What I've found is that there is a pretty big difference in labor cost between the DC metro area and the Baltimore area. I would suggest trying to find someone in the Frederick or Baltimore area to do the work for you. I can put you in contact with someone I know is the 203K business that may know some good people in the Baltimore area. Let me know if you want more info.

    I generally figure floor coverings at $3 a SF for lower end housing where discount carpet companies are close by, HD installs at $3. Cabinets have a huge variety in style and price, probably 2-3K for run of the mill low end stuff. The tile if it needs repaired will depend on the amount required and where it is located (i.e. walls or floor). Paint inside and out around $500 in materials. I would think that barring exceptional deals you would be right around 10K.

    Thanks for the replies. You all have confirmed my line of thinking. I got a quote from a DC contractor and the quote was for 30-35K. I do not plan on doing much work because the property is a good distance from my home. But I felt I could get the work done for 10-15K max. wromans, please send me that contact.
