Bald Lawns
Rehab homes often have lawns with major bald spots, which are a major eyesore and detract from the curb appeal. What is the best way to restore them to a lush, green state? Just go through with a rototiller and plant grass? If so, how long does it take to grow? And what do you do in the winter in cold climates (i.e. Michigan) when it won't grow?
Water the heck out of most lawns and the dormant roots will shoot up green grass in a month or so. If it is too cold then I suggest sod.
If placing sod you need to lower the soil height to make up for the additional height of the sod so that the lawn looks level.
Sod is instant lawn! (though more expensinve than seeding). I once put in a 20,000sf lawn in sod and had a BBQ on it 3 hours later with 20 guests.

There is also a pre-made product which you can find in lawn and garden hardware stores which is "Lawn Patch" (One bag) contains seed, and fertilizer, to get the bald lawn area off to a great start. I have used this product and the results were positive. For small areas this is a fantastic solution over sod.

Andrew, i don't know what it's called, but you can get that stuff the state sprays on the roadside after they do work, it looks funky green but sprouts really fast! *lives in Michigan too!*
I'd not consider sod unless you've got a really upscale place to move, and in that case .....CONGRATS!! and good luck!
Homedepot and Lowes have SOD sheets (I guess thats what you call them) of St. Augustine and Centipede grass for 99 cents each. If you want a cheaper (and short term solution) plant rye grass.

lawns quick and cheap
If the soil is that bad sprinkel top soil over it.
seed , apply seed starter fertilizer (buffered nitrogen) every five days. The more daily water the faster the growth.
The buffered nitrogen stops the birds an excells the weeds for a lush green effect
