what are the easiest things to estimate repair. i thought that it would be roof(once you know the type of material & sq. ftg.), carpet, paintor any flooring for that matter. anything else?

Now to answer your questions..............the majority of items are easy to figure.......what your question should be is what is difficult to estimate.
These are not in any certain order.
1. foundation problems
2. structural problems
3. mold issues and other health related issues that require remediation
4. electrical can be if you do not know what to look for
What is also important is to know what your budget is prior to going into a project..............basically to run the number to determine if its a good buy in the first place.
Many times a newbie will buy a project and end up doing it half way and hope to collect some profit off of it.
Each rehab project is unique..........and will have various degrees of difficulty...........as you become more experienced at it then it all will become easier to estimate.
I would ask for a break out of the charges. Is he planning to just rip out the surfaces that are molded or is there more to be done? Much of the equipment that he uses is expensive and can be set up in the home for 1-2 weeks. Is he cleaning just the surface materials or will he be running equipment to also clean the air, like air scrubbers? What type of guarantee does he offer and make sure you get references.

hookilau, how much mold did you have on the bathroom celing? How long has it been since the mold has been removed?
I will take as a no then as far as the minor repairs. Paint and carpet will be enough then.
