Any Suggestions For Land Development

My father owns a 7.1 acre piece of land near Yosemite National Park (Coarsegold). The land has 2 buildings on it and a well (it used to be an old fire station like 100 years ago!)

<br />My question is: What are the investment opportunities in this? My father just wants to let it go for $350K but I think there could be so much more, like possibly dividing the parcels and selling each for $150K or maybe putting spec homes on each parcel. The area has single units on 2 acres and they are selling for about $350K each.

    check and see what local zoning will allow for that property and then you can make a game plan..

    Was it alright last year? If so have you done any preventive maintenance (filters, Charge, Belts ect.)? There are alot of possible solutions here.

    Insulation you can do yourself or a handy man can do,
    I would sell the unit to someone with a smaller home, list it in the trade paper, to off set the cost of your new one,
    or offer it free if their installer who removes it from your property to deliver it to them does the install to your new bigger unit which you buy wholesale and have delivered to the property.
    A wholesale unit with a free install will be alot less then a new installed unit by a company.

    I am no real ac guy ,but have been around rehabs and construction for over 10 years, .5 half ton per 500 sq feet.
