Advice On Deck Construction

Hi,
Iam thinking of adding a deck to a property-Labor costs will be low,but even still,with the rising costs of lumber is it worth it for the investment?.....I forgot to mention it would be on the second story....the back of the house has the basement exposedup from ground elevation.[ Edited by loridenn on Date 08/21/2004 ]

    Do not remember where I read it recently but that one of the best investments in a house as far as the return when you sell was a deck. and that was in Maryland. grin

    I read the same thing recently. I can't remember from where either. The return was over 100%.

    I would say the answer is definitly - maybe.

    I don't agree that you will guarantee yourself a big return on your investment. The most you might do is make the house more sellable and skip a few months of holding costs.

    It really depends on the house and the neighborhood. Try figuring out if the house will just be a bit nicer, really nicer or it is screaming for a deck. If the house has a patio door that opens to 3 feet of air where a deck once was then a deck is necessary, however would it make the house worth more or just make it sellable?

    last week I saw the "supposed returns" on various rehabs in terms of doolars spent and returned at sale. A deck had a 104% return on it making it the best bang for the money. Next was adding a bthroom to a one bathroom home at 96%
    That said you cannot deck yourself into wealth smile
