the one bedrooms are rented for 275 a month right now, and the 4 has relatives living in it, but should rent for $550 or so.
the houses are in a decent area, and in decent shape. the main house sq. footage is 1487.
amenities: central air, double garage, covered porch,
just trying to learn how to value these things. thanks

On the surface it does not sound too bad...but I am missing some info.
What are the taxes and insurance going to cost? How much will the mortgage cost you? Basically you need to work out a balance sheet...this much is coming in this much is going out.
What condition are the house in?
Are you buying for cash flow or appreciation?
