Greetings Everyone,



I have a few questions. I have been renting homes for about a year now. My first tenant is going to move out which will require some deposit reduction.



1) What all is considered wear and tear that I can not charge towards their deposit?



2) The bathroom carpet in the master bedroom smells like mold. This was not like this when they moved in. This is obviously because they were not using matts when using the tub or shower. Can I charge to have new carpet or tile put in?



3) Her lease expires on January 24th. She did not give me notice until December 29th which is not 30 days. They are stating that they will be moved out by the 24th. Can I legally charge them 5 days lost rent for not giving me proper notice if I do not have the house rented by then?
