Tenents Late And In Escrow

I am in escrow on my 3 unit property in California. All of a sudden my tenents are now late with the rent. I think I am going to get it but I the property is going to be someone elses in under 30 days.
Should I begin eviction process and jeapordize my deal?

    Man hardly anybody even read my topic. Well just as I was calling to get the 3 day pay or quit paperwork they knocked on my back door and paid in full so my escrow shall continue without hassle.

    Absent Landlord is always a problem but you can minimize them. You need a Plumber, an Electrician to be on call in case of emergency, tenant calls you with the problem and you inform your man to go check it out, report to you and give him the ok to do the work. Ground up keep is another story, are all properties close to each other? You can have more than one person keep up the grounds, the closer they live to the property the cheaper they will do it for. Paying $60.00 an hour is crazy, there are so many people that do yard work, check the local papers you will see the adverts. How many locations are you talking about? How far apart from one another?
