Anyone use Rent Recovery Service to report non paying tenants?



Any other services you prefered?

    I buy new dishwashers. I never buy warranties.
    No one in my area sells used dishwashers.
    I buy used stove, Refrig, washer & dryer.


    According to Consumer Reports Refrigs: KitchenAid, Hotpoint and Whirlpool have the fewest repairs. Whirlpool, GE, Hotpoint and Frigidare are top rated among Top-Freezers.

    According to Consumer Reports Dishwashers: Whirlpool, Amana, GE have the fewest repairs. Bosch (more expensive) and Kenmore are top rated and Amana is a CR Best buy.

    Why are you even buying washers and dryers? is this an apartment or a house. House renters almost always have their own washer, and often a fridge. Stove and and DW should be in place however. Even in apartments, the washer is not a given. I just moved my cousin to an apartment on Saturday and she moved her own washer and dryer in. the more appliances you supply just increases the amount of maintenance you have to perform, and in my area does not really increase the rental value any.

    I supply the usual stove, frig and DW & W/D. I want long term tenants and folks get tired lugging laundry to the laundry-mat and doing dishes. In my opinion they usually upgrade to apts that offer these appliances. And I think offering these extras keeps you competitive.
    Also, I can charge a little bit more for suppling these appliances.

    This is a very interesting discussion to me. Im actually re evaluating my appliance strategy. I do provide a stove...however, the washer/dryer is out of the question for me, with 6 units, this is just too much of a headache for me.

    But Im thinking about providing a nice fridg, for new renters, but the second i start doing that...the new renter has his own fridg?...and i need to move mine.

    I may need to work a deal with a used appliance store. Because i do believe it adds value, but i wont charge for appliances.

    I also think i will buy one of those $500 plastic storage sheds foutside home depot. then when a renter wants a fridg or wants to keep his/her stuff...its just a matter of dragging it to the on site storage and locking it up.

    Does anyone here use a storage shed? or offer anything like this, my 4-plex has a perfect location for this.

    Had a renter move in. On the third day the renter calls and asks me, what is over the family room. The tenant said she had placed buckets on the floor to catch the water coming through the ceiling. I asked her to run up-stairs and see water was around the toilet or under the sink. She reports back and says no. I asked her if she could go to the street and turn off the water, she was not strong enough. To shorten up this story, I think she had installed her washer machine and did not put the drain pipe in the plumbing outlet securely and when the washing machine was out of balance it started to shake and pulled the hose from the outlet. She says no, I checked her washing machine for leaks, and I found none. I thanked her for calling so quickly.

    What did consumer reports say about Estate brand, made buy whirlpool? I just installed an Estate model dishwasher in a nice rental and am looking to buy a matching stove of the same brand in a few days. Purchased the dishwasher at hgregg for $216. and installed it myself. I did not purchase extended warrantee or pay for the installation. These items double the price. You might have problems like I did with plumbing not matching etc. I wound up buying a new shut off valve and other parts to complete the installation, and of course you have to get rid of the old unit.

    Hey Cycle-

    Estate is not listed in Consumer Reports, but since it is made by Whirlpool I would assume it would have have basically the same attributes. Whirlpool has the best repair history which for me is the best attribute in an appliance in a rental unit.

    With all the different styles of appliances today it would be unlikely that a tenant would have the color/style that matched the other appliances already in the home. Mainly I am thinking the fridge. In an all white kitchen with a brand new fridge the tenant said she had her own, but when her husband walked in he said ours is black and would not match. We are sticking with the white.

    Now, white, black, white/black, biscuit/almond, stainless steel accent w/black and (doubtful in many rental properties) stainless steel appliances.

    Also, the damages during move in and move out of large appliances mentioned above are important to remember.[ Edited by homewise1 on Date 04/30/2007 ]
