Tenant Left Before Lease Was Up
I had a tenant write me a letter telling me that he was leaving in the middle of the month, four months before the end of his lease. Sure enough, he sent half a months rent and the place is now empty. Do I still have to evict him? How much unpaid rent am I entitled to? Any ideas?

Check you landlord laws for your state but I would think since he already left it is a case of his breaking the lease so you will have to sue in civil court

I agree with lavonc, get the place ready for te next tenant. since you did not refund the deposit, keep it at least for now.
Your loss will be minimal if you can rent the place right away.
