"tenant is responsible for keeping the temperature in the unit above 60 degrees at all times to prevent pipes from freezing"

I recently found out that it would be a good idea to have things like this included in my lease. The tenant left for vacation and turned her heat off to save money.

I thought things like this were common sense.

Anyway, does anyone have a list of "common sense" items that could be attached to a lease as an adendum?

    Putting stuff like that is a lease is good but I doubt tenants ever read leases until something goes wrong. I would be more proactive and send letters at the beginning of winter if I was you. It better to avoid the problem then having someone to blame for the problem.

    I have to agreee with the fact that tenants do not read the lease until there is a problem.

    I like the idea of a letter the goes out prior to the winter months as a reminder.
