Tenant Did Not Give 30 Days Notice

Hi-



Tenant wanted to renew lease originally for another year and I was going to get a new lease signed this week. Before this happen he said that he does not want to renew now (wants to move in with a friend). But now it has passed the 30 day notice timeline. What are the repercussions for not providing 30 day notice and renegotiating a verbal agreement?

What would you do?

    Applicant A is a bird in the hand. Applicant B is still a maybe.

    Go with A. You get better cash flow and A may renew his lease at the end of the year.

    There were a COUPLE LENDER THAT WOULD LEND IN To the LLC. One issue was >400K loan.

    There were a couple lenders that would.

    Thornburg is gone and I am drawing a blank on the other that is http://www.luxurymortgage.com/. I have not shopped in a long time.
