Tenant Change To "month To Month"

I have had a tenant in my SFH for 2 years, now he wants to go month to month "incase he loses his job". his rent now is $1145. how much should I raise it if I agree to let him go month to month?

    It is NOT typical to do an environmental assessment on residential property.

    I have had Phase 1 environmental assessments performed on Commervial properties because they were required by my Lender. But never on residential.

    It seems to me that a survey is needed if there is substantial land or if there is a potential boundary issue.

    When we buy foreclosures for cash, we never get a survey.

    When we sell to a retail customer, the Lender ALWAYS requires a survey. Of course, the Lender never pays for the survey either.
