    Where is the property located? The expense numbers seem viable. Sure the purchase price is correct? Even if the expenses were 50% this would still be a good deal.

    Since it is a four-plex I would probably use a realistic vacancy rate of 25%, 50%, 75% or 100%.

    When in the past I have bought small multiples like 8 and under I had good times when I lived in one of the units. I got to know everyone and built relationships my vac factor was about 10%. But as time went by and I loved in more afluent areas with my income units still semi slum, the vac factor climbed and selection of the tenant became of great importance.
    What I am saying is if you can mix and hold you can do well. If you are distant the problems can increase. You have to play the game and play it well on small number units. That is unless it is Beverly Hills then you just learn the language and all goes well.
