Socrates Landlording Made E-Z
Greetings All,
I have an investment property in Phoenix which is handled through a property management company. I am now getting ready to rent out my primary residence. I purchased the Socrates Landlording made E-Z to help me get an idea of writing a lease agreement and renting out my primary residence myself. Can anyone give me any insights on the Socrates leasing and other forms available from them. Does their lease agreement information cover what I would need to be protected? What should I look for in the lease to make sure I am protected? Thanks

The name of their Company says it all; "The Landlord Protecion Agency" The associated tenant screening reports available are very extensive. You will also have the capability to report bad tenants to all three credit bureaus.
Thanks everyone for the replies. I am getting ready to rent out my primary residence. My realtor just gave me a pretty good lease contract. Anyone have any thoughts on adding some of my own clause like an addendum?
yeah i like the idea of free laundry although the thought of the water/gas bill with people running full load cycles for a pair jeans gives me pause.
Just raise the rent $25 (or so) on each unit to compensate. Free laundry is a great feature on a rental and most people will pay a little extra for it.
