Short Term Lease Words Of Advice Please

I have a friend who I'm helping rent out a furnished luxury executive home for a month long rental. Any words of wisdom for protecting my friend and her place? Obviously, screening the tenant is a must along with a good lease. : wink

    If it's a luxury executive home, I'm assuming that a potential tenant could be an out of town executive who is being brought in by their company for whatever reason. If this is the case, see if the employer will co-sign the rental agreement. Otherwise, take a huge security deposit. If I recall correctly, the maximum security deposit in NY is twice the monthly rent. Since short term rentals tend to be more expensive than long term rentals (on a per month basis) the security deposit should be large enough to discourage anyone from doing any damage to the place.

    Great ideas! I think having the employer co-sign is a great idea.
