Security Cameras For Apartments

joel profile photo

We have been having issues of gang related activity in some of the units that we manage.

Over the past year the community has spent 6k on security related expenses.

I have read that in London, they set up security cameras throughout the city, and the police was able to lower the manpower simply because of the cameras.

In this community however, I am thinking to doing it as well. The problem is that parts of the community is a 1/4 mile from the community center where we intend to setup shop.

Does anybody have any links to security camera websites that have a DVR to record the video, in addition to wireless cameras that can transmit over 1/4 mile?

Our budget is around 2 grand. I do have lots of knowledge with networking, etc.

The question is more about what kind of equipment can handle the job with as little maintenance as possible.

We want to make sure that the cameras can handle a beating.

I was thinking of putting the cameras on the lights.

I think that is different with each inspector. I have had some that really focused on heating and cooling and then with the next one plumbing was a big deal. They have ALL been very diligent to check EVERYTHING to make sure it was in working order. If the tenant has any disabilities, they will make you have grab bars in the bathrooms. All of my properties that have Section 8 tenants I had the tenant first and then they inspected the property.

Chipping paint is a critical item. If you have an older home and have exterior chipping that would be expensive, I would caution you about selecting a tenant with small (under 6) children. Also, some repairs they "defer" to better weather if you are in a cold climate. But if these repairs are costly, you should seriously consider if you want to go Section 8 or not. I have heard of people that accept the inspection, tenant moves in without a full understanding of the cost and when the good weather comes you get slapped with a big repair bill.
