Sec 8 In Charlotte, NC (4BR House)

I'm looking for feedback from those of you in NC that have sec 8 tenants. I rec'd the landlord package and the woman was VERY vague about rents.

Specifically, have you found tenants that could be potential homeowners? Does the county pay on time? How much for a 4BR? Anything I need to know?

Any insight would be greatly appreciated. Thx in advance.

    I've never had a section 8 that becomes a homeowner. It may take Section 8 a month or TWO to get you set up, but once you are in the system rents are like clockwork.
    How much is a good question. I would recommend the Section 8 website for Charlotte area: www.socialserve.com
    On the sight they will give rent ranges for properties by bedrrom #. Don't get too excited, though, becuase you REALLY don't know how much it will be until AFTER you find a scetion 8 tenant. ONce you have a section 8 tenant with a voucher that wants to rent, you will sign a contrct, and then section 8 inspector will come out and look at your property and tell you what they will pay. You can have 2 identical homes next to each other and the inspectors may give different rates.
    The website mentioned above will also tell you what they expect in a property, as far aws condition.
