Screening Tenants Question
I have a married couple applying, Wife is employed, husband is unemployed and receiving benefits. The wife almost meets the income requirements ($100 short).
Would you factor in the husbands unemployment benefits or not?
I would lean towards letting them in. But, I would want to know how long the wife has been employed at her current job and how long he was employed at his last job. Also call their references, check with the last two previous landlords if possible and are they current on their other monthlies.

Same. unemployment benefits count for something. Keep in mind you want to get over this hump and we are about to go into the end of the season.
